For owners
What's the management fee?
7% of monthly rent collected. No setup fees, no markups on maintenance, no separate "tech fee." Renewals are free; new lease-ups are 50% of one month's rent.
How quickly can you onboard my property?
Most onboardings take 7–14 days. We collect leases, deposits, and prior accounting from your current manager and notify residents.
Do you handle RSO buildings?
Yes — about 60% of our portfolio is RSO. We track allowable annual increases, file LAHD registrations, and post required notices.
Can I keep my current vendors?
Absolutely. We can dispatch your existing plumber, electrician, or handyman alongside our bench.
How do I get paid?
Direct deposit on the 10th of every month, with the prior month's statement attached.
For residents
How do I pay rent?
Through the resident portal. ACH from your bank is free, debit and credit have a small fee. Auto-pay is available.
How do I file a maintenance request?
In the resident portal. Photos help. We reply within four hours weekdays. For water leaks, no heat, or lockouts, call (323) 555-0142.
When can I expect my deposit back?
CA law gives us 21 days from move-out. We aim for 14. You'll get an itemized statement with photos for any deductions.
Can I have a pet?
Most of our buildings allow pets. The listing says yes or no. If yes, expect a pet deposit and a small monthly pet rent.
What if I need to break my lease?
Talk to us. CA caps early-termination fees at the cost to re-rent. We work it out case-by-case and never charge more than the law allows.
For applicants
What are your rental criteria?
Income 2.5× rent, 650+ credit score, no prior eviction in past 7 years, valid government ID. Same standard for every applicant. CA Fair Chance Act compliant.
How much is the application fee?
$45 per adult. Capped at the actual cost of screening per CA law.
How long until I hear back?
Usually 48 hours. We process applications first-come, first-served on each home.
Can I use a co-signer?
Yes. Co-signers must show 4× rent in income and 700+ credit. Common for young renters and full-time students.
What's required at lease signing?
First month's rent and security deposit (capped at one month for unfurnished homes per AB-12). E-signature accepted.
