Walk & analyze

We tour the property, pull comps, and email a rental analysis with a recommended monthly rent.

Onboard

We collect leases and deposits from your prior manager, set up direct deposit, and notify residents.

List & lease

If vacant: photo, list, tour, screen, sign. Most LA homes lease in 7–14 days from listing.

Manage

We collect rent, dispatch maintenance, file notices, send statements. You see the portal whenever.

Pricing

A simple percentage. No setup fees. No markups.

You pay one monthly percentage of rent collected, plus a leasing fee when a new lease signs. That's it. Renewals are free, maintenance is at cost, and we'd rather earn your business every month than lock you into a long contract.
